Many of our clients, including cities, counties, municipalities, and private entities, call upon us to perform construction administration services after the design and approval phases of a project are complete. These services include tasks during the bidding, selection, award and construction phases, all the way to project completion and close-out documentation.

Our team assists with answering questions and issuing addenda prior to bid opening, certifying bid tabulation and preparing a notice of award. After the award, A &O will schedule and attend preconstruction meetings with all stakeholders, review pay applications, respond to RFIs, review drawings, attend progress meetings, and provide project updates. We will also perform all close-out duties, oversee final inspections, and issue notices of completion.

Whether it’s an unexpected change or addition, such as an extended road closure, limited site access, unpredictable weather, or schedule crunch, we have the wealth of experience and depth of relationships to bring the right decision-makers to the table. Services

  • A&O will schedule and conduct a meeting with stakeholders to establish the roles of all parties during construction. We will review the contract with regard to the contractor's schedule, processing invoices, and the approval process for change orders.

  • A&O will coordinate review and approval process of submittals, schedule and attend progress meetings, coordinate with on-site testing and inspections, and provide contract document review for request for information.

  • At completion of construction, A&O performs a complete inspection of the project, with regard to the contract documents, to produce a punch list of corrective or incomplete items. At this time, we will produce a schedule review and liquidated damage assessment. We will produce close-out documents such as affidavits of releases, insurance change over, and a final account review.

  • A final inspection is performed to review the corrections made from the punch list. Upon acceptance of the construction, the engineer of record will certify the project being built is in accordance with the contract documents.
